Once an offer is accepted, your estate agent will require solicitors’ details from both the buyer and seller. They will then send out sales memorandums to all parties involved.
The solicitors will make contact and the seller’s solicitor will send draft contracts to the buyer’s solicitor.
The seller’s solicitors will prepare the contract pack, respond to enquiries and agree completion dates. For leasehold matters, they will also liaise with the freeholder or managing agent where needed.
The buyer’s solicitor reviews the contract pack, raise enquiries, check the title, order searches, review the mortgage offer and report to the buyer before exchange of contracts.
Exchange of contracts is the point at which the transaction becomes legally binding. Completion is when funds transfer and keys are released.
Throughout the process clear communication is essential so you understand what stage you are at and what comes next.

No. You are under no obligation to use any solicitor recommended by an estate agent and it’s important you feel comfortable making an independent choice.
The right solicitor should be selected based on experience, communication style and alignment with your priorities not simply convenience or internal arrangements.
We exist to give you that independence: thoughtful introductions based on suitability, transparent referral arrangements, and no cost to you.

Both solicitors and licensed conveyancers are qualified legal professionals who can handle property transactions.
Solicitors are regulated by the Solicitors Regulation Authority (SRA) and often provide a broader range of legal services beyond property law.
Licensed conveyancers are regulated by the Council for Licensed Conveyancers (CLC) and specialise specifically in property transactions.
The key is not the title alone but the experience, communication style and approach of the individual handling your matter.
“From my very first conversation with Emma Munday, everything changed. She didn’t just give us a list of names; she took the time to understand our specific situation and quickly introduced us to the perfect, vetted experts for our complex case.
Emma is a true professional in a confusing industry. Her guidance gave us clarity and confidence, and the team she connected us with managed the entire statutory process flawlessly. She took the stress out of our property move and saved us countless hours of searching. We cannot recommend her service enough.”
