Most property transactions take 8-12 weeks, although this can vary depending on the property, the length of the chain, mortgage approval, searches and how quickly information is provided. We introduce you to solicitors who keep you informed throughout the process and work proactively to avoid unnecessary delays.
-
Conveyancing costs vary depending on the property and your circumstances. We can provide a free, fixed-fee quote from carefully selected conveyancing solicitors, so you'll know exactly what to expect before you instruct.

Once an offer is accepted, your estate agent will require solicitors’ details from both the buyer and seller. They will then send out sales memorandums to all parties involved.
The solicitors will make contact and the seller’s solicitor will send draft contracts to the buyer’s solicitor.
The seller’s solicitors will prepare the contract pack, respond to enquiries and agree completion dates. For leasehold matters, they will also liaise with the freeholder or managing agent where needed.
The buyer’s solicitor reviews the contract pack, raise enquiries, check the title, order searches, review the mortgage offer and report to the buyer before exchange of contracts.
Exchange of contracts is the point at which the transaction becomes legally binding. Completion is when funds transfer and keys are released.
Throughout the process clear communication is essential so you understand what stage you are at and what comes next.

Many of the solicitors we recommend offer a No Sale, No Fee service. If your transaction falls through for reasons beyond your control, you won't pay their legal fees, although certain third-party costs, such as searches already carried out, may still be payable.
-
Both are qualified to handle residential property transactions. Solicitors can advise on a wider range of legal matters, while licensed conveyancers specialise in property law. We'll help you choose the right professional for your transaction.
-
No. You are free to choose any solicitor or conveyancer you wish. We provide independent recommendations, matching you with experienced professionals based on service, expertise and your individual circumstances.

Your solicitor will usually arrange Local Authority, Water & Drainage and Environmental searches. Depending on the property's location, additional searches such as mining or flood risk may also be recommended to identify any potential issues before you exchange contracts.
-
Yes. Your solicitor deals with the legal aspects of the purchase, while a survey assesses the condition of the property. We can introduce you to trusted RICS surveyors for Level 2, Level 3 and specialist property surveys.
-
If you are selling - you should have a solicitor appointed when you go on the market. This will allow you to prepare any paperwork and onboarding for when a buyer is found.
If you are buying - you can have a solicitor ready when you are viewing. You will want to have a named solicitor before you make an offer, rather than a rush when an offer is accepted.
Instructing early allows your solicitor to begin identity checks, provide protocol forms and prepare everything as quickly as possible, helping to reduce delays later in the transaction. -
Absolutely. Many people are both buying and selling simultaneously. We'll introduce you to a solicitor experienced in managing linked transactions and coordinating both matters to help your move progress as smoothly as possible.
